Purchased a probate home in Altadena, California. Took a very long time to close the deal because the court had to approve the transaction. However it proved to be a good deal. Home is 3 bedrooms, 1 3/4 baths, 1565 square foot on 8015 square foot lot. Purchase price was $525,250, rehab costs were right at $100,000. it took my team two months to get her done. List price was $749,500 highest priced home in this area. The home sold in nine days, the buyer paid her agent's commission fee which proved to be a savings of $18,475 to me. Agreed sales price was $739,000 plus the bonus of not having to pay the buyers agent my net sales price was over asking at $757,475. Oh yea they closed in two weeks! This was a win, win, win.
