1st Wholesale!! Got this deal after first redeveloper couldn't fulfill his verbal agreement to pay the owner on time. Owner gave it to us, after the first guy completed 95% of the trash out. We negotiated down our original offer $5,000 because of the trash out appearance, allowing us to add $5,000 to our wholesale price! Closing didn't go as smoothly as possible due to title company's resistance to contract "assignments", forcing us to go through a simultaneous close. In the end, we realize that we tripped, stumbled, fell on our face a few times, and ended up smelling like roses with $9,000+ for a home that we only had title to for a brief few seconds! Biggest learning lesson- know what/how your title company is going to allow you to do your transactions if there is something out of the ordinary. Believe it or not, some title/escrow companies are not familiar with real estate contract assignments! On to the next house and title company! ;)
