Will you be marketing a home for sale on or around Labor Day? Here are a few helpful Labor Day marketing suggestions that could net your home the attention it deserves:

1. Host A Block Party

Labor Day, not unlike the most popular warm weather holidays, evokes a desire to get outside. Having said that, there is perhaps no better time to enjoy the outdoors with your friends and family than today. Chances are, most of the people in your neighborhood are already doing the same. Why not tap into, and even set up, something people already want to do? Better yet, partner with someone to host a block party, using your latest rehab as the central hub.

Of course, a block party does require some preparation. You may want to consider investing in a direct mail campaign that serves dual purposes: inviting people to the party and marketing your property. Also, people will be more inclined to show up with advanced notice. Then again, if the party is a success, people will stop by just to see what is going on. Is there any better form of marketing? Okay, so this one isn’t exactly original, but it is time tested and investor approved. I would be remised if I didn’t include this staple marketing technique. However, hosting an open house on Labor Day can be more advantageous than any other weekend. For starters, most people have the day off and will be looking for something to do. Moreover, your open house can have a theme. This is another chance to host a fun event, albeit not quite as big as an entire block party. Entertain guests with summer food and lemonade instead of standard open house fare, and be sure to include that summer music everyone loves.

4. Emotional Online Marketing

Marketing your property on Labor Day doesn’t even have to include physical marketing principles. What do I mean by that? You can just as easily market your property online, without having to go through the hassle of staging an event. In fact, online marketing is more cost effective, and can deliver massive results. If done correctly. However, in keeping with the spirit of the holiday, make some changes to your standard online marketing practices. Try tapping into the nostalgia of the holiday. Labor Day brings to mind thoughts of family celebrations, with the feel-good emotional impact of childhood memories of home. Include family-friendly photos that can help people imagine raising children in the home you are selling. It is a small, simple touch, but useful nonetheless.

Social media, to this day, is one of the most important marketing tools of any real estate investor. It provides an easy, no-cost way to get your message out to the masses. All you need to do is put in a little time. Use Facebook posts and tweets to send out shareable messages celebrating workers. However, you need to make sure you are including links to your respective pages. If you have already done the social media thing, consider sending out a Labor Day themed email newsletter. The email should focus on the community and not sound too “pitchy”. Be sure to include your contact info and any links you deem necessary.
